THE BILTMORE ESTATE
The Biltmore Estate is a historic house museum in Asheville, North Carolina. Biltmore House, the main residence, is a Châteauesque-style mansion built for George Washington Vanderbilt II between 1889 and 1895 and is the largest privately owned house in the United States. Still owned by George Vanderbilt's descendants, it remains one of the most prominent examples of Gilded Age mansions. There are multiple venues to choose from on the expansive property and fortunately, our team has lots of experience working here. Full service Planning & Event Design WITH SAMKOMA AT AMERICA’S LARGEST HOME, THE BILTMORE ESTATE.
SAMKOMA offers Full Service Planning and Event Design services to 8 couples, per planner, each calendar year. We are passionate about working with couples that respect our work as visionaries and designers, and only take a limited number of weddings each year in an effort to give those couples the respect and attention they deserve throughout this exciting chapter in their lives.
Connecting with our clients on an energetic level is of upmost importance to us. We believe good communication and being properly aligned with compatible personality types from the start, sets everyone up for a healthy, and productive working relationship.
Mariann is available as the Lead Planner for your wedding planning process and wedding weekend. Once you are entering into the design phase of your planning journey, Josiah & Justin also weigh in with creative insight and artistic perspective.
Our team is knowledgable about all of the venues at The Biltmore Estate, we have a hospitable reputation with the Biltmore staff, we are familiar with the load in processes and have had the opportunity to transform the tents and venues on property through custom fabrications and unique design details.

FULL SERVICE PLANNING & EVENT DESIGN // THE PROCESS
When you secure SAMKOMA for full service planning and event design services, you don’t just get one planner, you get a team. Mariann is your main point of contact throughout the planning process. As you enter into the design phase of planning, SAMKOMA’s Founders, Josiah and Justin also weigh in creatively. We are one unified team and that means that you as the couple are fully supported throughout your planning process.
Our Process is divided into 3 phases: Foundation, Design and Production.
Phase 1: Foundation
The foundation phase involves collecting information and learning more about you as a client, what you are envisioning, and when you are wanting to get married.

Phase 2: Design
The design phase of the planning process is where we get to see your wedding start to take shape! We take all of the information from our foundation phase, and carefully curate an overall event design that is entirely customized to your experience. Lisa Lova is SAMKOMA’s exclusive digital renderings designer. As we discuss each part of your wedding weekend, Lisa will provide sketches to ensure that we are all aligned and on the same page.
Once you have reviewed your full design, we will make revisions as needed. In an effort to be mindful of our suppliers’ time and energies, we kindly ask that all revisions be submitted in writing within 2 weeks of the design presentation. After revisions have been made, we require you to sign off on the design, approving it, so that we can continue sourcing all of the vendors needed to build your experience from the ground up.

Phase 3: Production
After securing all suppliers needed to execute your custom event design, we transition into the final phase of our planning process together.
Throughout Phase 3, we provide the following services:
Investment expectation
WITH MARIANN CAMERON AS YOUR LEAD PLANNER
PHASE 1 | FLAT FEE
SAMKOMA requires a $18,000 deposit to begin working on all services outlined in Phase 1 above.
Please note that holidays are subject to an increase in flat fee. This flat fee covers up to 3 events (ex: rehearsal dinner, welcome party, wedding day).
PHASE 2 & 3 | PERCENTAGE
As we move into Phase 2 of the planning process, SAMKOMA adds a 10% sourcing fee to all supplier invoices for all suppliers secured within Phase 2. When the client pays each supplier invoice directly to the supplier, the client will also pay SAMKOMA 10% of the total of each invoice.
SAMKOMA does not add a percentage to Photography, Videography, Venue Fees, Accommodations, Dress and Suit. For all other suppliers, a 10% sourcing fee will be required.
TRAVEL
1 round trip flight, accommodations, and transportation for a planning trip, and 2 round trip flights, accommodations, and transportation for your wedding weekend. Because we work at Biltmore frequently, we are happy to offer a planning trip for you around one of our existing trips to Biltmore in an effort to save cost or waive travel fees for your planning trip. All travel is booked directly by SAMKOMA after SAMKOMA has sent proof of travel costs to the Client and Client has approved it. Client is required to pay for travel in full within 24 hours of it being booked.
PRODUCTION FEE
SAMKOMA requires a one time production fee of $700. This is due 1 week before the wedding and covers day-of costs, parking, day-of labor or assistants and administrative duties.
METHODS OF PAYMENT
SAMKOMA accepts payments via bank transfer or zelle, checks mailed priority with tracking, or by credit card. Should client wish to pay via credit card, a 4% fee will be added to each transaction.
